Rental Rate and Payment Terms
The total rental amount for the stay is C$________ Nicaraguan Córdoba.
A 50% deposit is required to confirm the reservation.
The remaining balance must be paid upon check-in.
Payment may be made by cash, bank transfer, or credit card.
. Security Deposit
A refundable security deposit of C$3,630 or US$100 is required. The deposit will be refunded after check-out, subject to inspection of the property for damages.
If preferred, the guest may authorize a credit or debit card to be kept on file. The card will be charged ONLY IN THE EVENT OF DAMAGES OR LOSSES.

Any damage caused during the stay will be deducted from the security deposit or charged to the registered payment card.
3. Cancellations and Refunds
Reservation payments are non-refundable.
Guests may change their reservation dates up to 48 hours before arrival (2:00 p.m.), subject to availability, while maintaining the same property and rental rate.
Same-day cancellations: The reservation deposit is non-refundable and non-transferable to future dates.
No-show: If the guest fails to arrive without prior notice, 100% of the reservation amount will be charged.
4. Property Rules
The maximum occupancy may not exceed the number of registered guests.
Guests must use only the parking spaces designated by the administration. If requested by resort security personnel to move a vehicle, the guest agrees to comply immediately.
Smoking is strictly prohibited inside the property.
Unauthorized parties or events are not permitted.
The resort observes quiet hours from 10:00 p.m. until 7:00 a.m. to ensure everyone’s comfort. If excessive noise from neighboring properties disturbs your stay, please contact us at +505 5759-5514 or Resort Security at +505 8927-8571, and appropriate action will be taken.
Guests are expected to respect neighboring residents and comply with all resort community rules.
Guests must park only in parking areas constructed and designated by Gran Pacífica. Resort security personnel are available to assist in locating the nearest parking area.
Driving any type of motor vehicle on the golf course is strictly prohibited. Only golf carts are permitted, and they must never be driven on the putting greens (areas marked with flags).
5. Check-in / Check-out
Check-in: 2:00 p.m.
Check-out: 11:00 a.m.
Late check-out must be requested and approved in advance, subject to availability and additional charges.
Late Check-out Fees:
US$30 + applicable taxes (3- or 4-bedroom property)
US$15 + applicable taxes (1-bedroom property)
US$25 + applicable taxes (2-bedroom property)
6. Guest Responsibilities
The guest agrees to use the property, furnishings, appliances, and equipment responsibly and with reasonable care.
The guest shall not exceed the property’s maximum occupancy.
The guest agrees to comply with all house rules, resort regulations, and applicable local laws.
Any damage, malfunction, or unusual condition discovered during the stay must be reported immediately.
The guest is responsible for any damage caused to the property, furnishings, equipment, or inventory by the guest, accompanying persons, or authorized visitors.
Unauthorized parties, events, or large gatherings are prohibited.
Where applicable, the guest agrees to comply with all no-smoking and/or pet restrictions established for the property.
The guest agrees to observe the published check-in and check-out times.
Upon departure, the guest agrees to leave the property in reasonably clean and orderly condition with all inventory items present according to the provided inventory list.
The guest agrees to use utilities responsibly, including water, electricity, air conditioning, and other services.
7. Responsibilities of 360 Properties Nicaragua
360 Properties Nicaragua agrees to:
- Deliver the property clean, sanitized, and in excellent condition for the guest’s arrival.
- Verify that essential systems and equipment, including air conditioning, hot water, appliances, and lighting, are functioning properly.
- Provide guest assistance and support during established business hours.
- Coordinate housekeeping, routine maintenance, and replacement of essential supplies when necessary.
- Promptly notify the property owner of damages, maintenance requirements, or any significant issues affecting the property.
- Conduct check-in and check-out procedures according to established company standards.
- Protect and safeguard the property’s furnishings, equipment, and inventory while under our management.
- Comply with all resort policies and applicable local regulations.
- Maintain clear, professional communication with guests, property owners, and service providers.
8. Wi-Fi, Internet, and Utilities
The property includes 10 Mbps internet service provided by Claro Nicaragua.
360 Properties Nicaragua is responsible for keeping internet service payments current and for coordinating with the provider in the event of service interruptions; however, internet performance is outside the company’s control.
360 Properties Nicaragua also guarantees payment of electricity, water, and Wi-Fi services to ensure guest comfort throughout the stay.
There are no additional charges for normal electricity consumption. Guests are encouraged to conserve energy to help maintain this benefit. Utility services may occasionally be affected by circumstances beyond the control of 360 Properties Nicaragua or the resort, including interruptions by the regional electric utility provider.
9. Termination of Agreement
Failure to comply with any provision of this Agreement may result in its immediate termination and the guest’s removal from the property without refund of any payments previously made.
10. Governing Law
This Agreement shall be governed by and interpreted in accordance with the laws of the Republic of Nicaragua.
